Manager, Asset Management
Job Summary
The Manager, Asset Management manages all aspects of the real estate portfolio to ensure compliance with lease agreements and fulfillment of tenant and landlord obligations. This role develops and executes strategies to maximize asset value, optimize revenue and expenses, and support long-term portfolio performance. The role serves as a key partner to internal teams and external stakeholders to protect and enhance the value of the property portfolio.
This position is based in Leawood, KS and is not eligible for relocation.
What you will be doing:
- Oversee asset monetization and execute the real estate strategic plan.
- Manage a large portfolio of domestic properties, ensuring alignment with long-term portfolio objectives.
- Analyze asset performance, identify risks, and prioritize renewals, closures, and optimization opportunities.
- Develop and implement strategies to improve financial performance, including revenue growth and cost efficiency.
- Partner with real estate and development teams to evaluate opportunities and support execution of business terms.
- Collaborate with internal and external stakeholders, including operations, finance, accounting, facilities, landlords, and vendors.
- Act as a primary point of contact for lease-related matters and ensure contract compliance.
- Support lease negotiations and draft lease-related documents, including notices and correspondence.
- Review and interpret lease agreements to provide guidance and ensure landlord compliance.
- Manage landlord relationships and resolve complex lease issues.
- Oversee lease administration processes, including lease abstraction, documentation, and database accuracy.
- Monitor and track key lease dates, including renewals and terminations.
- Analyze and validate tenant charges, including operating expenses, common area costs, escalations, and rent adjustments.
- Lead efforts to reduce occupancy costs through audits and invoice reviews.
- Manage a large annual lease expense budget and ensure accurate financial oversight.
- Prepare and deliver regular financial and operational reports.
- Support strategic planning, including budgeting, forecasting, and potential asset dispositions.
- Partner with operations teams to manage landlord-related matters and improve property performance.
- Collaborate with cross-functional teams on daily operations and special projects.
- Provide leadership, guidance, and support to lease administration team members.
- Enforce lease provisions, including co-tenancy and exclusivity requirements.
What we need from you:
- Bachelor’s degree in business, finance, legal studies, or a related field.
- 5+ years of experience in commercial real estate, asset management, or lease administration.
- Strong knowledge of lease agreements, real estate transactions, and contract interpretation.
- Experience managing complex portfolios and financial performance.
- Knowledge of accounting principles and lease-related financial analysis.
- Ability to review and reconcile tenant charges and lease-related expenses.
- Experience managing budgets and financial reporting.
- Strong analytical and problem-solving skills.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- Strong communication skills, both written and verbal.
- Ability to build relationships and collaborate across teams.
- Proficiency in business systems and software applications.

Minimum qualifications:
